Why Homeowners Are Investing in Their Lake Minnetonka Homes Now
There are some things about a home you can change. You can open up the kitchen, add a screen porch, improve the flow, update the finishes, or completely rethink how your family uses the space. What you can't change is the lot. For many homeowners in Orono and Wayzata, that's exactly why investing in the property they already own makes so much sense.
Lake Minnetonka homes offer something that's becoming increasingly difficult to replicate: beautiful trees, established neighborhoods, privacy, lake access and views, great schools, and proximity to a community people genuinely love.
If you already have the location, a major renovation or well designed custom home can give you the pieces you're missing without taking away everything you love about where you live.

Why Are Orono and Wayzata Homeowners Choosing to Stay?
For many of our clients, the decision starts with a simple question: Do we love where we live? More often than not, the answer is yes.
Our Orono and Wayzata clients have often already put down deep roots. They know their neighbors. Their children are established in school. They have favorite restaurants, coffee shops, parks, trails, and routines.
Finding another property that offers all of those things (and a house that perfectly fits their needs) can be incredibly difficult, if not impossible. That's where renovation can become particularly compelling.
Renovating vs Starting Over
One of the most important considerations with Lake Minnetonka homes is that an existing property may have advantages you couldn't recreate if you started over today. We saw this firsthand with one of our Lake Minnetonka clients.
Their existing home sat exceptionally close to the water and had spectacular lake views. They considered their options, but building a completely new home would have meant complying with today's setback requirements. The new house would have needed to sit farther from the shoreline, potentially sacrificing some of the views and connection to the water that made the property so special.
Instead, we completed a top-to-bottom renovation. By working with the existing home, we were able to preserve its unique position on the lot while completely transforming the house for the way the family lives today. We also successfully navigated the variance process for a small bump-out that aligned with an existing portion of the home, allowing us to give the family additional space.
They ended up with a completely new living experience without losing one of the property's greatest assets.

What Makes Building and Renovating Around Lake Minnetonka Different?
Lake properties can be incredible opportunities, but they can also come with site-specific requirements that need to be understood before design gets too far along. Depending on the property, those can include shoreline setbacks, hard cover limits, grading restrictions, bluff requirements, easements, and other municipal regulations. These requirements can significantly affect where and how a home can be expanded, renovated, or rebuilt.
That's why due diligence is such an important part of our pre-construction process at Thompson Construction. Before moving too far into design, we work with the appropriate municipalities and professionals to understand the regulations affecting the property and determine the home's true buildable area. If setbacks or other site constraints limit the desired design, we can also help homeowners navigate the variance process and request municipal approval when appropriate.
We'd much rather uncover a constraint during pre-construction than after a homeowner has fallen in love with a completed design that can't actually be built on the site. Understanding the property upfront helps us develop a more accurate scope and budget, guide the design around what's realistically possible, and reduce expensive surprises later.
A Lake Home Should Make Lake Living Easier
Of course, the value of a major renovation isn't limited to resale value or additional square footage. For us, the real return is in the everyday moments.
The right home can give you better views of the water and an easier connection between indoor and outdoor spaces. It can give your family somewhere to gather after a day on the boat or a screen porch where you actually want to spend a Minnesota summer evening.
Sometimes the most valuable improvements are practical. A mudroom designed for wet towels, shoes, and lake gear can make coming off the water easier. A kitchen designed around entertaining makes it natural to have friends over. Guest spaces give adult children, grandchildren, and out-of-town friends somewhere comfortable to stay.
When we're designing Lake Minnetonka homes, that's what we're thinking about: not just how the house looks, but how the family wants to live there.
Start With the Part of Your Property You Can't Replace
If you're an Orono or Wayzata homeowner trying to decide whether a major renovation is worth it, we'd start with the same question we ask our clients: Do you love where you live?
If you don't, that's a different conversation. But if you love your street, your neighbors, your schools, your lot, your mature trees, your lake views, or the fact that you can be on the water in minutes, don't underestimate the value of what you already have.
A house can change dramatically. A great location can't. For many Orono and Wayzata homeowners, that's what makes investing in the home they already have one of the best decisions they can make.
